Resident Fact Sheet
Fees – effective 01/01/2025, the quarterly fee is $2,180.00. The POA is fully
funded and reserved. Absent extraordinary circumstances, no Special
Assessments are expected.
Parking – The community is at capacity for parking. Your cars must fit on your
property (driveway and garage).
Documents – Current versions of the POA budget and Rules and Regulations can
be obtained from Grant Property Management at gpm@grantmgmt.com or
561.417.4100.
Roofs – The homeowner is responsible for roof replacement and repairs. The
roofs are covered in the POA’s property insurance for named storms and fire.
Insurance – The POA provides property and flood Insurance to cover the buildings
(exterior). Homeowners are responsible for walls in (interior). Homeowners
should purchase H06 coverage. Flood insurance as much of the community is in a
flood zone (FEMA flood zone designations are subject to change).
Buying – Prospective buyers must submit an application. There is a fee. A buyer
interview is conducted by a Board member.
Leasing – An owner may only lease the unit once a year for not less than a six-
month period. You must first submit a tenant application, and there is a fee for
this. A tenant interview is conducted by a Board member for approval.
Termite Protection – A termite protection plan is recommended for all Ironwedge
residents.
